Assistant Site Manager

Corrie Recruitment are looking for an Assistant Site Manager for a permanent position on behalf of a nationwide building contractor.

DUTIES - The fundamental tasks of the job are: -

The following as directed by your Project/Site Manager: -

1   Health & Safety

1.1 Arrange and undertake site inductions of certain/specific trades as directed by your Project/Site Manager.
1.2 Maintaining the permit system - Permit to Dig, Hot Work Permit and the like.
1.3 Daily scaffold safety checks PRIOR TO ANY WORKS TAKING place, OR AFTER HIGH WINDS.
1.4 Ensure all walkways and crossing points are in place, at all times.
1.5 Inspect all scaffold plots at the end of each working day and ensure that housekeeping is maintained.
1.6 Inspect all scaffolds at pre-handover stage prior to access being granted to any trades and in advance of any kit erections.
1.7 Ensure all welfare facilities are monitored daily and up to the required Robertson Living standards.
1.8 Ensuring all plots are clean, tidy and safe on completion of operations for follow on trades.

2     Quality

2.1   Undertake and check of snagging sheets for finishing trades in plots  
2.2   Ensure all protection is in place, prior to trades starting works. 
2.3   Inspect show homes and stock plots on a weekly basis and ensure they are maintained to the  
      highest standards.
2.4   Ensure housekeeping is up to date in all plots.
2.5   Prior to any NHBC Key Stage Inspection taking place, resolve any observed defects in advance of  
      advising the Project/Site Manager to call off same.
2.6   Upon completion of Item 2.1 and 2.5, completion of the final sign off of completed works is required.
2.7   In line with the Customer Journey, prepare for Habitation and CML.  The ASM prepares the house
      for Habitation and CML in line with the programme dates, ensuring the plot is completed to the
      required Robertson standard and is clean inside and out.  All external works completed and Health &
      Safety checks are done.
 
3     Programme

3.1   ASM should be aware of the 4-week rolling programme, including labourer resources required and
      plots to be worked on, reporting any related issues back to the Project/Site Manager.
3.2   In line with the above, the ASM should also liaise with the forklift driver/labourer to ensure sufficient  
      supply of materials are available to maintain the 4-week rolling programme.
3.3   ASM should attend and support the Project/Site Manager at all Sub-Contractor Meetings including,
      where appropriate, making contributions and recording site minutes.

4   Customer Services

4.1   ASM would be expected to ensure that all properties, including fixtures and fittings are ready in
      advance of the Project/Site Manager home demonstration.
4.2   As and when instructed by the Project/Site Manager, maintain customer care issues on site,
      customer liaison and organisation of trades.
4.3   Where required, the ASM may carry out an inspection on behalf of the Customer
      Service Admin Team to identify and report back any issues identified. 
4.4   As and when required, in the absence of the Project Manager, the ASM should carry out customer
      demonstration meetings, together with their Sales Advisor, in line with the Customer Journey.
 
5   Site Admin

5.1   Maintaining Filing System.
5.2   Assisting the Project/Site manager with information on site instructions including any relevant contra charges required. 
5.3   Assisting with information for time sheets, including checking and verifying hours claimed.

As a Quantity Surveyor, you’ll be responsible for:

• Liaise with the operational management team and advise on all matters relating to Contract and Commercial issues
• Maintain accurate financial control systems and report monthly on Cost/Value Reconciliation
• Liaise with and advise on all financial aspects of contracts, ensuring that valuations are maximised, certified and paid on time

• Manage subcontractors accounts accurately and effectively to enhance contract performance

• Ensure work is carried out in accordance with the Company’s Health and Safety Policy & Quality Manual

You’ll already be qualified and experienced in this field, and you’ll have a background in managing budgets and delivering similar services to a high standard. 

Have demonstrable Quantity Surveying experience within a relevant sector in the construction industry.

Just as important are strong communication, sales and negotiation skills, an analytical approach, and a genuine ability to set realistic objectives and solve key problems.

Main Duties & Responsibilities include:

Main tasks:

• Ensuring health and safety standards and regulations are complied with, implementing improvements as required.
• Ensure Site Inductions are implemented and all properly recorded and filed.
• Make fundamental decisions regarding operations on site to ensure works are coordinated and efficient.
• Liaise with architects and engineers regarding drawings and specifications and ensure all are kept up-to-date and in good order.

• Diaries- ensure site diaries are kept up to date daily, recording all requested information.
• Identify training and development needs of employees.
• Liaising with Training Manager/Department regarding training requirements.
• To guarantee and manage quality of work produced and to implement company QA procedures to manage the process.
• Monitor Contract programmes to ensure key dates are met, as well as implementing 2-4 week look-ahead programmes to control the works.
• Ensuring that all materials required are available on site timeously.
• Provide a material take-off in order to quantify materials timeously.
• Produce information required lists / TQs’ to ensure information is timeously concluded ahead of site teams commencing work packages.
• Produce a ‘snag’ list prior to completion of project and ensure the issues are concluded timeously in line with programme deadlines.
• Completion of appropriate allocation and day work sheets ensuring, if need be, these are challenged before signing.
• Ensure any client dayworks are written out timeously.
• Ensure compliance with the requirements of the SMSTS provisions.
• Ensure compliance with the Management Systems and requirements of the relevant industry standards.
• Any other tasks/duties that may be reasonably requested by management.

Qualifications:

Essential

• CITB SMSTS site supervisor certificate
• CSCS Card
• Drivers licence
• First Aid

Desirable

• Bachelor Degree related to construction or civil engineering
• Management qualification NVQ/SVQ level 4 is desirable (holds or is currently undertaking or is willing to achieve in a timely manner)

Competencies:

• Sufficient knowledge and experience of managing the construction of multi-disciplinary highly serviced buildings to demonstrate full competency in site management of such projects.

Main tasks:

• Working at a senior level within the internal management team and supporting departments
• Overall project management of the construction of all buildings or structures including – programming, progress reporting/ monitoring, cost control, direct/ indirect labour management and management of multiple specialist sub-contractors
• Supervising site managers
• Liaising with project design teams, managing information flow to meet deadlines as well as adding value to the design on buildability and VE
• Manage systems and establish plans for managing health, safety and welfare on site
• Manage and develop tender programmes into contract and target programmes by studying job specifications to determine appropriate construction methods; schedule the project in logical steps and budget time required to meet deadlines. To implement mini 2-4 week look ahead programmes for site management teams to ensure all works are planned effectively
• Inspect and manage teams on site on a regular basis to ensure the project is carried out in a safe and organised manner; inspect and review projects to monitor compliance with building and safety codes and other regulations
• Liaise with public utilities, local authorities and NHBC (where applicable) to ensure relevant orders are placed and consultation takes place to meet the project programme
• Monitor the statutory notices, warning notices and advisory notices, fire escape signs and relevant posters that are displayed in workplace
• Determine and implement adequate labour and material requirements for assigned project
• Confer with supervisory personnel, subcontractors and designers to discuss and resolve potential construction problems
• Ensure compliance with IMS and quality management systems
• Monitor and manage sub-contractors from appointment through contract progress and after project conclusion including safety, quality and performance, manage and attend sub-contractor meetings as required, taking minutes including distribution
• Investigate damage, accidents or delays at construction sites, to ensure that proper procedures are being carried out and implement improvements as required
• Control/Initiate & monitor site requisitions for supplies, materials and plant
• Provide reports for meetings as required, including monthly review meetings to ensure a detailed and factual report reflects the projects position programme wise as well as financial position
• Attend project specific meetings as required and undertake/facilitate actions as required
• Develop and implement quality control programmes, proactively managing inspection workflow
• Manage project to conclusion including completion of operation and maintenance information addressing defects, archive records and performance reviews
• To support office-based teams with Preconstruction support if required for future bids using your skills and experience
• To promote and work with others to improve company processes and procedures where required/appropriate
• To ensure subcontractor / self-delivery labour resource trackers are being utilised to their full capacity and train staff in the benefit of using these
• To carry out staff appraisals and implement actions as required

Qualifications

Essential

• CITB SMSTS site supervisor certificate or equivalent
• CSCS card
• Drivers licence

Preferred

• Bachelor Degree related to construction or engineering or equivalent industry experience
• Management qualification NVQ/ SVQ level 5 is desirable (holds or currently undertaking or willing to achieve in a timely manner)
